Are You Familiar with Local Building Requirements?

Most Gulf Coast counties in Alabama and Florida fall within the Wind-Borne Debris Zone, subjecting homes to specific building codes designed to protect against storm damage.

Key Florida Requirements:

  • If you replace more than 25% of the total glazed area (windows and doors) in your home, the openings must have “Large Missile Level D” impact-rated protection, which means impact rated windows or hurricane shutters.
  • “Openings” include all doors and windows.
  • “Protection” means either impact-resistant windows or hurricane-rated shutters.
  • Some local building departments allow the use of plywood, but it must meet strict state standards: precut panels with labels, specified plywood thickness, and preinstalled mounting hardware meeting exact fastener size and spacing requirements.

Alabama Requirements:

  • In Mobile and Baldwin counties, all openings must be protected in cities such as Mobile, Gulf Shores, Orange Beach, Foley, and Fairhope.  Baldwin County requires all openings to be protected.
  • Building codes may vary in other municipalities within these counties, so it’s important to check local regulations.

New Energy Efficiency Standards in Florida:

  • Recent updates require all replacement windows and doors to meet a Solar Heat Gain Coefficient (SHGC) of 0.25 or less and a U-value of 0.40 or less.  Folkers’ products standardize on these requirements so that all windows and doors meet the energy codes.
  • Many aluminum-framed windows do not meet these new standards, but Folkers’ vinyl windows do.

Terms You May Want To Understand

Argon Gas
A colorless, odorless, and non-toxic gas used inside insulated windows. Argon slows the transfer of heat and cold, helping improve energy efficiency.

Design Pressure (DP)
This rating indicates how much wind load a window or door can safely withstand. Florida has the strictest building codes in the U.S., and Folkers products meet these high standards. DP requirements vary depending on your location, especially proximity to the coast and whether you’re in a high-velocity hurricane zone. In Alabama, DP standards differ by municipality; coastal cities like Dauphin Island, Gulf Shores, and Orange Beach have very stringent codes, while areas further inland have less strict requirements.

High Velocity Hurricane & Wind Zones
Building codes require homes to resist specific wind speeds. For example:

  • Mobile, AL: 140 MPH zone
  • Pensacola, FL: 140 MPH zone
  • Parts of Pensacola Beach: 150 MPH zone

Hurricane Shutters
Hurricane shutters are built to meet Florida and Alabama codes, designed to protect your home from hurricane-force winds.

Impact Resistant Windows & Doors
Windows and doors engineered to meet local building codes for hurricane protection. They also enhance security, energy efficiency, and reduce noise, while providing protection against intruders.

Low-E Glass
Glass coated to block ultraviolet and infrared light while letting in visible light. Lower Low-E values mean better energy performance.

Missile Level E
Glass tested to withstand an 8-foot 2×4 board traveling at 55 MPH — a key standard for hurricane protection.

Multi-Cavity Construction
Windows that are built with multiple air chambers that improve insulation and increase strength and rigidity.

Solar Heat Gain Coefficient (SHGC)
A rating between 0 and 1 that measures how much solar heat passes through a window. The lower the number, the less heat enters your home.

U-Value
Measures how well a window insulates against heat transfer. Lower U-values mean better insulation and energy savings.
